29 – 7 days before arrival date = 50% of the booking price.
Less than 7 days before arrival = 100% of the booking price.
There will be no refunds if the client voluntarily decides to stop using the services included in the holiday before the end of his/her stay.
CHANGES BY THE COMPANY
In case the accommodation could not be occupied because of unforeseen reasons, not attributable to the company, the company has the right to substitute the original accommodation by other with the same or superior characteristics, without any additional payment.

BEFORE & DURING YOUR STAY
★ Pre-arrival date: Villa agent will use the contact number information in booking details to communicate with the guest 7 days before arrival date to make sure every detail is set up for your transport shuttle option, meeting point at villa for check-in and any preferred requests/extras to be arranged.
★ Arrival date: Agent will be waiting for you coming at the villa and proceed with standard check-in steps (welcoming you in the villa, help for your luggage, introducing villa’s furniture and amenities, collecting security deposit and providing you with tips and best addresses in your close neighborhood)
★ During guest’s stay period. There is Guest’s WhatsApp group for you to communicate with our dedicated team. From request for extra services to report of any issues or suggestion along your stay. Our handyman team is also there to support an optimal stay in each of our properties.
★ Depart date: Agent will be at the villa for checking-out the guest, collecting back the keys and controlling the overall general conditions of the property (to return initial security deposit). We can always arrange the shuttle for your departure, as an extra charge.

CHECK-IN & CHECK-OUT
- Our standard time for check-in is 3 PM.
- Our standard time for check-out is 11 AM.
We of course are flexible for our guests and will always do our best to arrange your arrival/departure depending on your own schedule. Nevertheless we remain dependent on other reservations before or after your stay, and must ensure the villa is in perfect conditions for the next guests.
If your check-in/check-out must be outside 8 AM - 8 PM, we apply an extra fee of 500 THB, to support our agent extra effort.

DAMAGE DEPOSIT
To prevent (and cover) potential damage in the villa during your stay, a security deposit of 20.000 THB will be collected at your check-in in cash. The security deposit is returned in cash at your check-out.

ELECTRICITY & WATER CONSUMPTION
Electricity & water consumption are excluded from your reservation fee and will be charged separately at the end of your stay.
Electricity consumption is calculated and based on electric meter (at check-in & check-out). The electricity cost is 7.5 THB per unit. Total amount for electricity consumption is calculated & charged at your check-out.
Water consumption is based on a daily fee of 200 THB - calculated on the amount of nights for your total stay. Total amount for water consumption is calculated & charged at your check-out.

CLEANING & LAUNDRY
Check-in & check-out full cleaning is foreseen and included for every single guest reservation. An amount of 4.000 THB is charged and added by default to your total amount when confirming the reservation.
Intermediate cleaning is foreseen by default as from 7 nights minimum stay. This cleaning includes 1x change of bedsheets and towels per week. This doesn’t include personal laundry. Personal laundry is available on request at any moment during your stay. As an extra cost, we usually charge 80 THB / kg.
Extra cleaning is available on request at any moment during your stay. As an extra cost, we usually charge 1.250 THB to 2.500 THB per extra cleaning depending on size and configuration of the property.

POOL & GARDEN MAINTENANCE
Pool and garden maintenance are included in the price of your reservation.
Our Mary Stone experts (or sub-contractor) will take care 1x or 2x per week of both your private (or shared) pool and tropical garden.
Garbages collection is also included in the price of your reservation. Our Mary Stone experts (or sub-contractor) will take care 1x or 2x per week, depending on the need.

BASIC PROPERTY RULES
- Smoking will be allowed in area of outside building / terrace. Not inside the property.
- Music sound should not reach to the neighbor area. Certainly not after 10 PM.
- No food or drinks inside the pool. Avoid using glass around the pool area.
- Keep the pool towels away from pool to avoid falling into the pool.
- Close every window when leaving the villa.
- Close villa entrance door with keys when leaving the villa.
- No pet allowed but can be discussed before reservation if this is small one.
- Return villa to the original condition stated at check-in. Damage on furniture or guest’s amenity will be charged and deducted from security deposit at check-out.
